Rebuilt from an earlier townhouse by William Atkinson for the 1st Earl of Derby in 1827-28, this historic house was converted to offices during World War II  with the last commercial occupant being shopping centre development and management company Hammersons. Now Grade I listed, the house has now reverted to residential use. During its time as office space, architect Sir Basil Spence made interior alterations. A consultant collaborating with Halpern Architects (now Formation Architects) provided an analysis of the significant features of the building through historical research and site inspection to find a sensitive way to convert the huge house into apartments. Listed building consent was achieved in 2002. A new owner decided to restore it into a single house and with the old stables courtyard being used as staff quarters.

Objectives

Vertical Survey Services’ engineers and partners were approached by our client to carry out a comprehensive survey of the entire building, measuring all floors, ceilings, walls and window openings for the installation of pre-fabricated panels. We were also instructed to carry out datum & grid control, survey floor levels, ceiling levels and ceiling/floor beams where exposed.

Since speed and accuracy were of the utmost importance, we carried out initial survey works using laser scanning methods. By maintaining survey control with a TCRP 1201 instrument, our team managed to keep well within the tolerance of 2-5mm. Moreover, by producing colour Truviews of the property, we were able to minimise disruption on site for any investigation that required us to visit the site, while using our online server to view any room surveyed and do basic measurements, accurate up to 6mm.

If we had utilsed conventional survey methods, we would have spent four times longer on site for the initial survey works alone. By using our technology and survey experience, we managed to survey and establish initial control in a much tighter time-frame.

Progress and Outcome

  1. Our deliverables were mainly 2D CAD drawings, on grid. These CAD Drawings covered:
    • Floor plans and sectional floor plans to evaluate the verticality of the walls
    • Floor- and ceiling-levels
    • Full measured building survey
    • Cross sections
    • Joist level and Flitch beam level survey data
    • Working closely with the Architects to ensure detailed data was supplied to areas of high sensitivity.
  1. Colour- and Grayscale-Truviews. This data enabled off-site staff to access the interior of the building remotely, to avoid unnecessary site visits and thus reducing the overall cost implications to all contractors involved on the project.
  1. Installation of pre-fabricated panels, fit within a 2-3mm tolerance, which is a record accuracy on such a large scale project. Cutting down the time spent on adjustments to virtually 0.5%. A Significant feat within its own right.
